1. Check the boiler and surrounding area

They’ll also consider the condition and installation of ventilation, visible pipework, and the boiler’s flue.

2. Check the boiler is operating correctly
The engineer will run the boiler, assessing how it starts and operates.
This includes checking the boiler responds appropriately to the demand for heating or hot water, and that the controls are functioning correctly.
Depending on the system, this can include checking the thermostat, programmer, and any other heating controls.

3. Check gas pressure and combustion

Does a boiler service include repairs?

No, a boiler service and a landlord’s Gas Safety Certificate (CP12) are different checks.
A boiler service focuses on maintaining and checking the boiler itself.
A CP12, formally a Landlord’s Gas Safety Record, relates to the legal gas safety requirements for rented properties and covers the relevant gas appliances and installation.
Landlords are legally required to arrange the gas safety check with a suitable qualified Gas Safe registered engineer. Appropriate records will need to be provided for tenants.
